INTRODUCTION
Deer Valley East Village — the project formerly known as Mayflower Mountain Resort — is the largest ski resort expansion in North American history. When fully complete, it will roughly triple Deer Valley's skiable terrain to approximately 5,700 acres, add hundreds of hotel rooms across multiple flagship hotels, and deliver a new village base with residential, retail, and dining.
For real estate buyers, it represents the rare opportunity to buy into a major mountain resort in its formative years. It's also a long-horizon project with real execution risk. Here's what to know.
WHAT IS DEER VALLEY EAST VILLAGE?
Located off Highway 40 across from the Jordanelle Reservoir, Deer Valley East Village is the new eastern portal of Deer Valley Resort. Originally conceived as a standalone Mayflower Mountain Resort, the project was integrated into Deer Valley under a long-term operating agreement between Alterra Mountain Company (Deer Valley's owner) and Extell Development Company (the developer).
The expansion adds nearly 100 new ski runs across South Peak, Park Peak, Big Dutch, Pioche, and Hail Mountains, with a vertical drop of approximately 3,000 feet from the highest point on Park Peak (9,350 feet).
TIMELINE AND PHASING
The project is opening in phases. As of 2026, most ski lifts are installed and operational, including a two-stage gondola anchoring the mountain expansion and multiple chairlifts. The Grand Hyatt Deer Valley opened November 2024. Canopy by Hilton is opening in 2026. The Four Seasons Resort and Residences is targeted for 2027. The skier services facility and full base village build-out continues through 2027 and beyond.
All projections are subject to change as construction continues.

WHY BUYERS ARE INTERESTED
- First-mover entry pricing relative to mature Deer Valley addresses
- Brand-new ski terrain and infrastructure (snowmaking, lifts, base facilities)
- Multiple flagship hotels supporting the village from day one
- Direct integration with Deer Valley's brand and operating standards
- Easier highway access than the original Snow Park base for buyers coming from SLC
- Long-term appreciation thesis as terrain and amenities fully come online
THE RISKS BUYERS SHOULD UNDERSTAND
- Timeline risk: Phased openings can slip
- Early-phase amenity limits: Some restaurants, retail, and services come online over multiple years
- Infrastructure dependency: Real estate value compounds as the resort matures; early buyers carry execution risk
- Resale buyer pool is still building: As more buyers learn the area, demand grows; early resale may be tighter
- Specific HOA, club, and amenity arrangements continue to evolve
HOW IT COMPARES TO ESTABLISHED DEER VALLEY
Deer Valley East Village offers lower entry pricing for ski-in product than mature Empire Pass or Deer Crest addresses, but those mature areas have proven resale, proven amenities, and proven snow patterns. East Village is the appreciation play; mature Deer Valley is the certainty play.
WHO SHOULD CONSIDER EAST VILLAGE
- Buyers with a 7–10+ year horizon who can ride out the build-out phases
- Investors looking for appreciation rather than immediate yield
- Skiers who prioritize the new terrain and easier highway access
- Buyers comfortable with construction-zone surroundings during the build-out
WHO MIGHT WAIT
- Buyers who need full amenity stack from day one
- Short-horizon owners (3–5 years)
- Buyers focused on rental income today (rental market is still maturing)
FREQUENTLY ASKED QUESTIONS
