Promontory was the single largest real estate market in the Park City area in the third quarter of 2026. It produced 54 sales worth roughly $300 million, which is 23.5 percent of all area sales volume from one community, at a median of $4,775,000. The quarter also coincided with a membership change: the club raised its full golf membership deposit from $300,000 to $500,000 in September. Whether buyers accelerated closings to get ahead of it is not something the MLS data can show, so treat the connection as a question to ask rather than a fact.
That makes this a useful moment to look at what Promontory actually is, what it costs to own and belong, and what the numbers say rather than what the brochures say.
What is Promontory?
A 7,200-acre private club community east of US-40 and south of I-80, about 15 minutes from Historic Main Street and 35 to 40 minutes from Salt Lake City International Airport. It was established in 2001 by Phoenix-based Pivotal Group, founded by F. Francis Najafi.
The scale is the defining feature: 1,924 homesites across 43 neighborhoods, of which 1,422 have sold and 965 homes are built. Roughly 60 percent of the land is permanent open space.
Promontory went through an involuntary Chapter 11 in 2008 when the credit markets closed, and Najafi bought the project back at the 2009 foreclosure auction. Nearly two decades later it is still under the same ownership, which is unusual among resort developments of that era and worth knowing if you are buying into a long build-out.
What are the amenities?
More than any other Park City club community, which is the trade-off against the more intimate clubs.
- Three golf courses. The Pete Dye Canyon Course, the Jack Nicklaus Painted Valley Course at 8,098 yards, and The Hills, a full 18-hole par-3 course designed by Forrest Richardson.
- Nine clubhouses, roughly 140,000 square feet in total, including The Hills Clubhouse, named Golf Inc.'s Clubhouse of the Year in 2024.
- The Shed, 16,000 square feet with two bowling lanes, a 50-seat theater, an indoor sports court, an art studio and a 500-seat outdoor amphitheater.
- The Beach Club, part pool and part lake, with cabanas, kayaks and paddleboards, and a snow tubing hill in winter.
- Two ski lodges. The Alpine Lodge is ski-in, ski-out in Upper Deer Valley; the PC Lodge is a 5,600-square-foot space at Park City Mountain Village with 200 lockers. No other Park City club has both.
- Equestrian center with heated stalls and an indoor arena, under a separate membership.
New since late 2025: a renovated fitness center with infrared saunas and a village café, a new spa with ten treatment rooms and a hydrotherapy circuit, and a Design Center opened in January 2026 for buyers selecting finishes on new construction.
What does membership cost?
| Full Golf | Social | |
|---|---|---|
| Deposit, from Sept. 15, 2026 | $500,000 | Confirm with club |
| Prior deposit | $300,000 | — |
| Annual dues | $24,000 | $12,000 |
| Food and beverage minimum | $2,000 | $2,000 |
Add the Promontory Conservancy assessment, roughly $6,000 a year, and some neighborhoods carry a sub-association fee on top. A full golf member's minimum annual carrying cost is about $32,000 before property taxes, which ran a median of $15,567 on the homes that sold last quarter.
Two things buyers get wrong:
- Membership is not automatic with a purchase. Owning at Promontory makes you eligible to join; it does not enroll you. Terms vary by community and by property, so confirm what a specific purchase does and does not include before you rely on it.
- Grandfathered terms do not survive a resale. Members who joined before the deposit increase keep their prior structure, including the older multigenerational privileges, but a buyer purchasing that home joins under current terms, with dependent privileges changed for children after age 29. Ask the club for the exact cutoff date in writing, because it determines whether a seller's terms were grandfathered at all. If a listing implies otherwise, get it in writing from the club.
What is selling, and for how much?
Here is the third quarter of 2026, from the MLS rather than from marketing material.
| Measure | Q3 2025 | Q3 2026 |
|---|---|---|
| Sales | 27 | 54 |
| Volume | $138M | $300M |
| Median price | $5,500,000 | $4,775,000 |
| Median price per square foot | $1,053 | $1,076 |
| Median days on market | 37 | 26 |
| Median sale-to-list | 98.2% | 97.5% |
| Cash purchases | 96% | 78% |
The median fell while price per square foot rose, which means the mix shifted toward smaller homes and villas, not that values dropped. The cash share falling from 96 percent to 78 percent is the more interesting number: the membership deadline pulled in buyers who financed.
By neighborhood, the quarter looked like this.
| Neighborhood | Sales | Median price | Median $/sq ft | Median days on market |
|---|---|---|---|---|
| Sage Hills Estates | 5 | $6,666,564 | $1,169 | 0 |
| Villas at Painted Valley | 5 | $3,200,000 | $1,240 | 26 |
| Trapper's Cabins | 4 | $2,960,000 | $1,233 | 8 |
| Aspen Camp | 4 | $7,345,000 | $978 | 70 |
| West Hills | 4 | $6,225,000 | $968 | 12 |
| Deer Crossing | 3 | $5,075,000 | $972 | 41 |
| Double Deer Cottages | 3 | $2,200,000 | $1,170 | 28 |

Homes between $6 million and $10 million moved fastest, at a median of 10 days. The largest sale of the quarter was $14.4 million in Painted Shores, which took 358 days.
Who owns at Promontory?
Ownership records for 496 Promontory properties show a community built around part-time use.
- 63 percent are not owner-occupied.
- 39 percent are held by an entity rather than an individual.
- 45 percent of owners receive mail out of state, led by California, Texas and Florida.
- The median home is about 5,178 square feet, built in 2018, with a median estimated value of $5.3 million.
- Median tenure is about 5.4 years.
That profile explains the market's behavior. This is a second-home community whose owners turn over on a five-to-seven-year cycle, and inventory arrives steadily rather than in waves.
Can you rent your Promontory home nightly?
Usually not. Most neighborhoods prohibit nightly rentals, and a limited number participate in Promontory's own vacation rental program. Eligibility is address-specific, the Conservancy enforces with a published fine schedule, and advertising a rental where it is not permitted triggers that enforcement.
Two further points buyers miss. Promontory is in unincorporated Summit County, so county rules govern licensing rather than Park City Municipal's. And club access is not automatic for renters: guests may use trails and open space, but club facilities depend on your membership tier and club rules. You cannot market club access to guests by default.

How does Promontory compare with the other club communities?
| Community | Scale | Golf | Membership deposit | Position |
|---|---|---|---|---|
| Promontory | 7,200 acres, 1,924 homesites | Three courses | $500,000 full golf | Breadth of amenities, families, two ski lodges |
| Glenwild | 950 acres, ~195 homesites | One, Tom Fazio | $200,000 | Golf purity and scarcity |
| Victory Ranch | 6,700 acres, under 300 residences | One, Rees Jones | Confirm with club | Land, river, low density |
| Red Ledges | Heber Valley | Two Nicklaus plus a short course | $225,000 full golf | Value and a longer outdoor season |
| Tuhaye | Jordanelle | One, Mark O'Meara | $200,000 to $250,000 | Talisker's multi-location access including Deer Valley |
If you want range, programming for several ages at once, and ski lodges at both resorts, Promontory is the one that delivers it. If you want a small membership and a single great golf course, it is not.
