They sound similar from the outside — all luxury, all mountain, all expensive — but they attract very different buyers and serve very different lifestyles.

Here's how I break them down for clients deciding where to spend their next $5M to $25M.

DEER VALLEY: SKI-FIRST LIVING

Deer Valley is for buyers whose primary use case is skiing — and not just any skiing. We're talking five-minute boot-up from your door to the lift. The resort's expansion through Mayflower and Deer Valley East Village will roughly double its terrain over the coming years, which keeps long-term demand structurally tight at true ski-in addresses.

Pricing: Penthouse condos at St. Regis or Stein Eriksen Residences regularly close above $13M; single-family ski-in estates in Deer Crest and Empire Pass routinely trade above $10M.

Lifestyle: Walkable to Silver Lake Village and Snow Park. Strong rental potential during ski season. Less to do in shoulder seasons unless you're a hiking/biking enthusiast.

PROMONTORY: THE FAMILY CLUB

Promontory is the most family-balanced of the three. The community spans roughly 6,000 acres east of Park City with two championship golf courses (Pete Dye and Jack Nicklaus), a private ski lodge at Deer Valley, kid's clubhouse, equestrian, fitness, and miles of trails. The club membership is substantial — make sure your broker walks you through initiation and dues.

Pricing: A wide range from cabins in the $2M range to estate lots and custom builds well above $10M. The median sits near $4.8M.

Lifestyle: Genuinely four-season. Strong sense of community. Best fit for families who want their kids to grow up with built-in friends and activities, not just a ski week per year.

THE COLONY AT WHITE PINE CANYON: PRIVACY AT SCALE

The Colony is the most exclusive Park City address. Five-acre minimum homesites, ski-in/ski-out access from Canyons Village (now part of Park City Mountain), and architectural standards that produce some of the most ambitious custom homes in the West. Total Q1 2026 sales volume in the community hit $58.3M across just three transactions — which tells you everything about scale and average price point.

Pricing: Plan for $15M to $30M+ for a finished estate. Lots alone trade in the $4M to $8M range.

Lifestyle: Private, quiet, and remote-feeling despite being minutes from Park City. Best for buyers who want a true mountain compound and don't need to walk to a village.

If your decision rule is "closest to chairlift wins" — Deer Valley.

If your decision rule is "best community for our kids and best summer life" — Promontory.

If your decision rule is "maximum privacy with ski-in access at any cost" — The Colony.
